Damp, unclean, no hot water, no facilities, definitely one of those homes that are belong UK living standards. Disgusting. There was supposedly a cleaner who came round every week. I never saw the cleaner. This would explain why the place was so dirty. No warm water in the kitchen. Washing cutlery and plates with cold water.

Had to move here to escape PR1 3JJ, and have found it the best experience yet. Although I was told this was a 'bad area', I've never found it to be and I love living here. There's a chippy and local shop 4 doors down, and it's right on the river. Sometimes the river does smell, but it doesn't make the house smell.

The estate agents, Edmund Cude, are bandits, plain and simple. Upon re-negotiating our 6 month extension we were hit with an 'administration charge' of 75. FOR EACH OF US!

It seemed like it had been newly refurbished so there weren't any maintenance issues. We had no need to communicate with the Landlord/Agent (Chris John and Partners) all the time we were there, so can't really review them apart from to say they didn't invent any issues like some Landlords/Agents I've known. The landlord of this property did not return my deposit when I vacated the house and I discovered that the deposit had not been placed in a proper protection scheme as required by law. I was forced to apply to the Small Claims Court, and although this was eventually successful (he was obliged to pay me the deposit, costs and a fine), this took a year in all.
