星期日, 五月 10, 2015. 在牛熊交战、市场摇摆不定的时候,我又开始慢慢套利,并把部分的资金锁在股息回酬比定存高出约1倍的REIT来避避风头。这一次我选择了Bursa上市REIT中回酬较高与派息稳定的ARREIT,还产业多元化与长期租约也是我的考量之一,至少接下来的两年里头,它能够为我带来稳定的被动收入。还有,它的产业都是以Master Lease的方式租出去,GST将由租客来承担,水电费之类的费用也比其它的REIT来得低。 2014年,ARREIT的运气可以说是糟糕透顶,除了Silver bird factory的客户赖账不还租金与惹上官非之外,它的主要产业Wisma Amanah Raya Berhad, Jalan Semantan还流失了主要的客户。无论如何,公司还是从盈余中额外派发了股息,全年派发率高达123%或相等于每股6.5分的股息。比较正面的是它在2014年成功的上调了两家产业的租金,否则2014年的业绩恐怕会更加的难看。 2015年对ARREIT是收复失地的年份,在没有租约到期的前提下,相信管理层能够放更多的心机去物色高素质的产业来增加个股收益...Angka yang ...
